  • Can my loft be converted?
    Most likely, yes. If your loft space looks like it’s full of beams and trusses, don’t worry. We remove these and replace them with a steel structure which provides all the necessary support.
  • What about loft height?
    We need a minimum of around 2.3m, measured from the joists of the ceiling of the room below to the apex of the roof, but we can sometimes work with a little less. If you’re unsure, get in touch and we would be happy to drop round and take a quick look for you. If your roof is only just high enough and you're worried about the final head height, there are a few creative tricks we can use to maximise the height of your loft conversion and the feel of the final space.
  • How long does a conversion take?
    A typical simple rear dormer loft conversion takes approximately 6 to 8 weeks.
  • How much does it cost?
    This really depends on the size and type of your existing loft and the type of conversion you would like! Prices typically range from £55,000 up to £90,000 plus for larger, more complex projects.
  • Do I need Planning Permission?
    For the last 10 years the majority of loft conversions in houses have not required Planning Permission. Instead, many loft conversions now fall under ‘Permitted Development’ and as long as they are developed within a certain framework of design rules, home owners don’t need to apply for permission to convert their lofts. This framework includes such typical loft conversion features as the installation of velux-style roof windows and the construction of most dormers. Flats and maisonettes, unfortunately, still require full planning permission for a loft conversion. Only conversions in houses can fall under Permitted Development.   • What about Building Regulations?
    All loft conversions are still required by law to follow current Building Regulations and we employ a respected external consultancy to inspect our work on each project as we progress. Once happy that we’ve met all the required construction quality, structural engineering and material regulations, they will provide a completion certificate so that you can rest assured that your loft conversion complies with all Building Regulations. As part of Building Regulations compliance, minor alterations to other areas of your house may be required to ensure your safety, for example wired smoke alarms may be required in other rooms in the house. However as each home is different it is best to discuss this with a member of the Shore Lofts team during your no-obligation loft survey.
  • What is a Party Wall Agreement?
    If your home is built with a wall connecting to or separating you from another property then, before you begin a loft conversion, a party wall agreement with your neighbours will be required. If your home is connected on both sides, then both neighbours will need to be informed of your plans and both need to approve them before any work can go ahead. The agreement protects you and your neighbours from any issues that might otherwise arise once the build is underway.   • Are water tanks and chimneys in lofts a problem?
    No. We are used to working around chimneys, although they can be removed if requested and Planning allows. Our plumbers can move your water tanks, although we may suggest altering / updating the plumbing system to remove the need for a tank in the loft altogether.
  • Can I put a bathroom in my loft conversion?
    We need to ensure the water supply to the loft is sufficient to meet your expectations so there are a few additional considerations when planning to include a bathroom. Our team will be happy to discuss the options with you during a site visit.
  • Do I stay in my home while the work is being done?
    Of course. Our team is experienced in working with domestic clients and we aim for as little disruption as possible so your work and home life can go on as usual.
